What Goes Wrong Here

A garage door on Galveston lives a harder life than the same door twenty miles inland, and it shows up in the same places every time.

Corroded rollers and hinges

Plated steel doesn’t last here. Bearings seize, hinge pins wear oval, and the door goes from quiet to loud to binding over a couple of seasons. It’s the most common island call there is.

Springs that pit and let go early

Bottom sections and bottom brackets

The lowest foot of the door collects salt, damp and sand. That’s where rust starts, and the bottom bracket is the one piece you least want corroded — it’s under full cable tension.

Sand in the track

It gets into the bottom track, then into the rollers, then it grinds. And it’s why greasing the tracks is exactly the wrong instinct here: grease holds grit, grit chews rollers.

If a car is shut in or the door won’t close at all, say so, because a garage that can’t be secured is a different kind of problem and it moves up the list. Salt Is the Whole Story

Not the water in a storm. The air, every day. Salt lands on plated steel and stays there, and a garage door is a machine made almost entirely of plated steel: rollers, hinges, bearing plates, cable drums, bottom brackets, the cables, the springs. Every one of those parts has a shorter life here than it does inland, and on the beach side shorter still.

This is the single biggest difference between working on a Galveston door and working on the same model in Katy. It changes the diagnosis — a seven-year-old spring that broke here probably wasn’t worn out, it was eaten — and it changes what we fit. When parts get replaced on the island we go up a grade: galvanised hardware and better rollers. They cost a little more once and they save a call-out you would otherwise make two years early.

What You Can Do About It

All of it is unglamorous and all of it works.

  • Rinse the door and the bottom track with fresh water now and again, and always after a blow. You’re washing salt off, not cleaning.
  • Keep the bottom seal seated so sand and salt aren’t sitting in the track under the door.
  • Don’t grease the tracks. A light lubricant on rollers, hinges and the spring is right; grease in the track is a magnet for the sand that then does the wearing.
  • Run the door if the house sits empty. A door that hasn’t moved in three months is a door that has corroded in one position.

Houses Up on Piers

If the living space is up and the parking is underneath, be clear-eyed about what that space is. It is at grade, and on the West End it is built to let water pass through rather than to keep it out. That is the design working as intended, not a fault.

What follows from it is simple: anything that must stay dry does not belong down there, and where there is any choice about it that includes the opener. A unit mounted low in a space designed to flood is a replacement waiting for the next surge. Mounting as high as the structure allows, and choosing a wall-mounted jackshaft where the layout suits it, is worth the conversation before the next one rather than after.

Windstorm Certification, in Plain English

Galveston County sits inside the Texas Windstorm Insurance Association’s seacoast area, and new or replaced exterior openings there get certified rather than just installed. For a garage door that usually means a door with an appropriate wind-load rating, fitted to the manufacturer’s spec — the specified struts, brackets and anchors, not near-enough substitutes — and a WPI-8 certificate issued off an inspection.

Your insurance agent is the one to confirm what your policy actually needs. Requirements change and we are not going to tell you what your own cover requires. What we will do is ask before anything is ordered, because it decides which door goes on the house, and finding out afterwards is expensive.

Worth knowing why any of it exists: the garage door is the largest opening in most houses and the one most likely to give. Once wind is inside, the pressure pushes up on the roof from underneath. The bracing on a rated door is not trim.

The East End and the Historic Districts

If you’re in a historic district, settle the approval question before anything is ordered. Historic districts control how a street-facing elevation looks, and on a house with a garage on the front, the door is a large part of that. Check with the Landmark Commission — we’re a garage door company, not a preservation consultant, and we’re not going to guess on your behalf.

The usual workable answer is a steel door made to read as an old carriage door: recessed panels, strap hardware, sometimes a glazed top section. +Why does the hardware rust so fast here?

Salt, and not the water from a storm — the air, every day.
